Florin Road Family Housing is part of a transit-oriented development plan
associated with the Florin Road light rail station. The project received
a density bonus to create 146 affordable one-, two-, and three-bedroom flats
and townhouses convenient to transit. The design of the site comes out of
a “campus” strategy: creating a welcoming site entry opposite
the transit hub, organizing buildings into four smaller communities, creating
individual front doors that face the street, removing parking to the site’s
rear perimeter, and locating community services adjacent to green space.
A Community Center offers after-school homework help and tutoring, and four
courtyards provide two areas of play equipment plus a swimming pool. The
project is pursing a high level of energy efficiency, striving to achieve
at least 15% above energy code. Additionally, all stormwater will be treated
on-site, using bioswales.
