The project
is prominently located at one of the main entrances into Mission Bay, a
new San Francisco neighborhood created from a former rail yard. An assisted-living
level of care is created by the residence-with-services partnership of the
housing developer and day care provider. The Day Health Center offers meals,
medical care, and social activities. Large roof gardens create protected
exterior space. The apartments have open plans to meet mobility needs; living
and sleeping rooms are separated by translucent sliding screens –
rather than doors – for privacy with natural light. Sustainable strategies
include: photovoltaic panels; plumbing for reclaimed water use; sunshades,
arcades, and low-e glazing for sun control; window heads at the ceiling
in the majority of public rooms to maximize interior daylight and create
a feeling of spaciousness rare in affordable housing; and durable, low-maintenance,
low- or no-VOC, recycled-content interior materials in a vivid palette.
In order to give the project the greatest longevity, it has been designed
to meet Assisted Living Facility building code requirements; should there
be demand for a higher level of care, the infrastructure is already in place.
